What is the startup process like?
Very easy. Sign a simple management agreement with Longitude and we will provide you with the means for selecting the weeks you intend to stay in your unit and when you’d like it rented to wellness guests. Longitude will provide you an orientation and access to the tools you will use to mark which of your days you would like to rent, and how you will be able to track your net revenue from bookings.
How do I communicate with Longitude?
Longitude makes it easy to stay connected and will provide a dedicated email and text number for any service needs and questions or coordination inquiries.
When is check-in and check-out?
Guest check in is at 4:00 pm and check out is at 10:00 am. If you or your guests reach out, Longitude regularly accommodates for early arrivals or late check-outs, if possible.
How much is the longitude vacation rental management fee?
35% of gross booking revenue. A market study of other luxury vacation rental management companies conducted by Hotel & Leisure Advisors indicated that most managers charge between 40-50%.
What does the vacation rental management fee cover?
Longitude’s 35% management fee covers marketing and positioning the unit in all major travel platforms like Airbnb, VRBO, booking.com, expedia, etc., as well as a future, proprietary booking experience on Ameyalli.com. Longitude also manages all guest communications, resolving issues during their stay, providing local experience guidance and recommendations, guest payments and reconciliation, scheduling and delivering cleaning and housekeeping services during and post-stay, conducting routine inspections for inventory and maintenance issues. and coordination with Ameyalli’s property maintenance technicians. Longitude offers regular owner financial statements, and a digital dashboard.
How do I receive my revenue for the time my days are rented?
You will be able to track the net revenue from your rented days via online tools. Payments will be made to you quarterly via an ACH transfer to your preferred bank account.
How much does seasonality affect my rental revenue?
Seasonality can have large impacts on pricing. High seasons (winter and summer) can often book for 40% - 60% higher than low seasons. It is important to keep in mind that the revenue from your home will largely be determined by if you personally use premium or less desirable days, as well as holidays, local events like Swiss Days, Sundance Film Festival, Sheepdog Classics, as well as upcoming Ameyalli wellbeing programming.
How much will my property rent for?
Upon completion of all resort amenities (estimated 2026), Longitude estimates that Ameyalli residences will generate at least $12,500 per week in gross booking revenue. While $12,500 is the projected average, the actual number is highly dependent on seasonality with the high season renting for more than $12,500 and the low season renting for less. Local and North American comparable resorts provide optimism that performance can exceed those expectations over time.
What will my net revenue be?
Net revenue varies by property and can be influenced by several factors including unplanned maintenance, damage to the home, and other owner agreed upon expenses. Net revenue is calculated starting with gross booking revenue and subtracting the Longtide management fee and any other relevant expenses.
Is rental revenue equally shared among a home’s co-owners?
No, all net revenue from an owner's designated weeks will accrue to that owner.
Can an owner apply the net revenue from their rentals to offset home costs like maintenance and resort fees?
Yes.
Who is available to help guests if they need help or advice?
Longitude has a world class guest communications team that supports guests 24/7 before and during their stay. There will also be on-site teams to support guests at the resort with everything from mid-stay cleaning to travel and dining recommendations.
Will guests have access to resort amenities?
Yes, guests have the same access to resort amenities as owners, but spa and event access and payment schedules are yet to be finalized by Ameyalli.
How far in advance do I have to let you know which of my days I will use and which I will rent?
In principle, the further in advance you give Longitude notice of your designated rental weeks, the more likely the unit will be booked by guests who are also planning their vacations. As Ameyalli residences and cottages are sold, and demand grows, there will be processes and tools introduced that will help you optimize your time at Ameyalli as well as your rental revenue.
How do I designate which of my days I want to use and which I want to rent?
Ameyalli and Longitude will coordinate your available and preferred weeks via online, intuitive tools that help you optimize your vacation plans and guest bookings.
Do I have to rent a minimum number of nights per year?
No, owners are welcome to make as many or as few days available for rent as they would like.
For a specific week, can I choose to rent it for part of the time and use it personally for the rest of the week?
Yes, longer stays tend to book more easily but Longitude will market as many days as are made available, without guarantees that the specific days will match guest needs.
If I designate one of my weeks for rent, but nobody reserves it, can I use it personally?
Yes, any of your days that are not rented can be pulled out of the designated rental pool at any time. Reach out to a Longitude representative to pull it from rental inventory.
If a week that has been designated to be rented is booked by renters, can I take that week back and use it personally?
No, after a guest has booked a property Longitude will not cancel the booking. Ameyalli’s online reputation will be carefully managed by Longitude and unwarranted cancellations will downgrade the entire resort’s brand on booking platforms and in reviews – which will negatively affect pricing, demand and occupancy for all owners.
If I sell my share of my home, does the buyer have to honor the existing rental reservation for the home?
Yes, the new buyer will have to agree to allow the existing reservations to use the home on the days that were booked before the sale. Revenue for those future bookings will be paid to the new owner.
Who will handle the cleaning and maintenance of the home?
Longitude’s team of professional cleaners and maintenance staff handle all cleaning and coordinate maintenance for all properties at Ameyalli. This ensures that the property always meets the highest standards of cleanliness and working order for you and your guests.
What if a renter damages the home?
Longitude will work with the renters and their booking agency (Airbnb and VRBO, for example) to pay for damages caused during their stay according to our rental policy, but if Longitude is unable to recover the cost from the renters, owners will be responsible for damage caused by renters in the weeks they make available. In its experience, Longitude has had very few issues with renter damages, and most are very gracious in compensating for issues found during their stay.
What insurance has Longitude arranged to cover its personnel and guests?
Longitude carries top of the line insurance that covers any damages caused to the home by its staff. Guest damages can also be covered by Airbnb and VRBO insurance which include up to $1 million in coverage for select damages.
What if a renter causes enough damage to the home that it affects subsequent stays that otherowners are renting?
Owners will be responsible to cover lost revenue for bookings that had to be canceled due to damages caused by renters as well as alternate lodging accommodations for affected owner stays.
